Lance W. Doré, MAI, FRICS

Lance W. Doré MAI, FRICS is the founder of The Doré Group and serves as the President and CEO. In this role, he counsels both public and private clients on a myriad of issues involving tangible and intangible assets, provides expert advisory services, directs valuation assignments involving a wide variety of conventional and complex real properties, serves as litigation support and an expert witness, and manages the firm’s overall operations.

Mr. Doré has been a real estate appraiser since 1983, initially working for Bank of America as a staff appraiser then as a senior appraiser with a fee appraisal firm in Del Mar, California. In 1988, he formed L.W. Doré, Real Estate Consultants and grew the firm through the eventual addition of two partners forming Doré & Curry, Inc. (1990) and Doré, Curry, & Marschall, Inc. (1997). In 1999, Doré, Curry, & Marschall, Inc. became the San Diego office for Integra Realty Resources with Mr. Doré serving as Managing Director. In the fall of 2005, he joined Cushman & Wakefield as the National Practice Leader of the Government Affairs and Energy practice and, in 2007, pursued an opportunity to serve as the President of European Emerging Markets and Vice President of Client Services for PGP, Inc./Colliers International valuation group. His unique depth of experience, coupled with his high personal standards of service, led him to found The Doré Group in late 2010. 

Mr. Doré’s work experience spans a wide variety of property types with special expertise in the valuation of energy facilities, conservation land, open space corridors, and ranches. In addition, he has also appraised planned-unit developments, residential income properties, senior housing, shopping centers, office, industrial, mixed-use properties, and a multitude of special purpose properties, including, but not limited to, auto service and wrecking centers, equestrian facilities, restaurants, hospitals, hotels, recreational camps, and golf courses. Mr. Doré is also uniquely qualified and experienced in appraisal reviews, forensic studies, marketability and feasibility analyses, and litigation support and testimony for all real estate related issues. His geographical expertise is focused in the western U.S. and extends to Tokyo (Japan), Latin America, Cyprus, and Moscow (Russia).

As a result of his designation as a National Instructor for the Appraisal Institute and an Adjunct Professor for the Finance Academy of the Russian Federation, Mr. Doré has had numerous unique opportunities to provide professional and educational services throughout the world. He has created seminars and courses for both public and private entities, including the governments of Cyprus and Russia.

Mr. Doré graduated in 1982 from San Diego State University with a Bachelor of Science Degree in Finance with an emphasis in Real Estate. He is a California Certified General Real Estate Appraiser and a California licensed Real Estate Broker. He continues to strengthen his credentials through technical courses and seminars associated with the valuation of real property. Mr. Doré is also a Member of the Appraisal Institute, a Fellow of the Royal Institute of Charter Surveyors, and a member of the International Right-of-Way Association. Throughout his career, he has served on the Appraisal Institute’s International Relations and Ethics & Standards Committees and served as President of the San Diego Chapter. He has shared his professional knowledge through various articles in professional journals and published a book on the principles of real estate. In order to provide an additional layer of service to his clients, he became a certified mediator through the National Conflict Resolution Center.

Victoria Aliasiuk has a total of 10 years of working appraisal experience. Her appraisal career spans across two regions, with 3 years in Eastern Europe and 6 years in San Diego, CA. Joining the Dore Group in July 2019 as a real estate analyst, Mrs. Aliasiuk has made valuable contributions to the team. Victoria provided significant professional assistance in the valuation of various property types including vacant land, office spaces, industrial buildings, right-of-way, retail stores, and multi- and single-family residences for mortgage lenders, government entities, attorneys, and private individuals. Mrs. Aliasiuk’s dedication to the profession led her to become a Certified General Appraiser in May 2023, further solidifying her expertise in the field.

Calvin joined The Doré Group in December of 2021. He is a San Diego native and earned a bachelor’s degree from Brown University in the Summer of 2020. After achieving his California DRE license in the Summer of 2021, he began working on real estate projects and found appraisal in December of 2021. Working on a variety of projects under the guidance of President Lance Doré, Calvin achieved his Certified General License in January of 2025. Calvin is an associate member of the Appraisal Institute and is focusing on improving his appraisal process through the utilization of advanced data analysis techniques and artificial intelligence.

Sophie Doré joined The Dore Group in the summer of 2020 and has since contributed to a wide range of appraisal projects across California, Hawaii, North Carolina, and Montana. A graduate of San Diego State University with a degree in mathematics, Sophie Doré brings strong analytical skills to their work in land valuation. She specializes in the appraisal of large land areas, conservation properties, agricultural land, vacant land, and other specialty property types, and is currently expanding into timberland valuation. Sophie Doré has completed all required coursework for the California Certified General Appraiser license and received her license in the summer of 2025. She has supported a published article on conservation easements and spoke at a seminar on the topic. Sophie Doré is committed to continued growth in the industry and brings both technical expertise and practical insight to The Dore Group’s appraisal team.

Jacob Bory

Jacob Bory graduated from the University of California, San Diego and began work for The Dore Group in March 2017 as an Analyst. In this role he provided examination and analysis of commercial real estate markets and used these skills to contribute to and support the appraisal team’s production. He has worked with and wrote valuation reports for many varied clients throughout the State of California. Currently, as the Operations Manager of the Doré Group, he oversees, develops, implements, and reviews the operational policies and procedures of the firm. With the background as an Analyst he helps manage and educate our team. By using his knowledge of Federal, State and Local laws, rules, regulations, ordinances, and guidelines that deal with all sectors of real estate, he helps guide our team within its ever-changing landscape.

Jaime Thatcher joined The Doré Group in November 2016. Jaime was born and raised in small town Arizona and moved to San Diego, California in November 2005. During her first years of working for the Doré Group, Jaime earned her Master of Business Administration degree. Her studies have continued with the Appraisal Institute, where she is pursuing a Certified General Appraisal License. Jaime has worked under the leadership of President Lance W. Doré on appraisals that span the scope from port land leases, apartment complexes, legal consultations, retail power centers, and conservation easements with many projects between. Jaime is passionate about conservation work and continues to improve her knowledge and skill set within this niche market.

Sophia Rodriguez

Sophia Rodriguez has been with The Doré Group since 2019, starting out as an assistant then gradually working her way up to being an analyst providing appraisal support for vacant land, large ranch estates, and conservation land. She has an educational background in Graphic Design (Diploma of Graphic Design – Florence Institute of Design International) and a Certificate of Higher Education from the University of Chester. She has completed 60 hours of coursework from the Appraisal Institute and continues to seek further knowledge in the industry to better support the team.

Hannah D’Onofrio joined The Doré Group in April of 2024 and is a native San Diegan who returned after attending Syracuse University for her undergraduate studies. Hannah is the executive assistant to President Lance Doré, responsible for coordinating essential scheduling and communication between clients and staff. Hannah has limited appraisal experience as an analyst, providing professional assistance in the valuation of vacant land and single-family residence projects.
